Learn more about becoming a Habitat Homeowner: - You will be considered for a Habitat home if you are a first-time homeowner, your present housing arrangement is not adequate, and if you are unable to obtain a mortgage through the conventional means. Lack of adequate housing may include problems with the present structure; water, heating, electrical or sewage service systems; overcrowded conditions or structural problems with the home. Also taken into consideration are the number, the ages and the gender of children compared to the number of bedrooms in your present home. We also require verification of 1-year Delaware residency, or Delaware employment.
- The percentage of your monthly income that you currently spend on housing is also considered to determine need. You will be required to openly and fully discuss your financial situation with Habitat personnel.
- You and your family will be considered if your annual total income is between 30-60% of the median income for New Castle County.
- Other financial considerations include your current debt to gross income ratio (must be < 20%), amount of disposable income after expenses (must be > $100), amount of delinquent debt (<$1,500).
